Welsh Road East is situated less than a mile from the town of Southam in Warwickshire and was previously a Garden Centre. The proposal is to develop a live and work complex that evokes a traditional rural agricultural style arrangement. The industrial units are separated into zones with the design of the units in keeping with surrounding agricultural properties.

Adjacent to the industrial units a zone of live/work barn style buildings has been inserted to meet a growing need for businesses working from home. The units are arranged into two connected courtyard-style areas to help create a community feel for the development and to provide safe and enclosed semi-private external spaces that can be used by the occupants. The proposed development will include a new access road from the highway to provide vehicular, cycle and pedestrian access to the site.

Other zones of residential units and businesses are being developed.
